Affordable Housing: Hartwell Way Westwood

Client: Cross Keys Homes

This project involved the design and construction of 4 shared ownership houses and 12 affordable rented flats in Westwood, Peterborough. We took on the project after planning permission was granted and completed all of the design work for the scheme including producing working drawings for construction, satisfying planning conditions and achieving building regulation approval prior to taking possession of the site.

Planning

The site was an old public car park and part of the scheme included forming a new car park near the site before construction work on the dwellings began. The scheme also involved remodelling and refurbishing the adjacent shopping area which was complete ready for the local Christmas light turn on in 2018.

Construction

The construction of the dwellings included trench filled foundations with a suspended block and beam ground floor, masonry brick and block construction to the external walls and a timber first floor construction to the houses and a concrete first floor construction to the flats. The roof structure was formed with prefabricated timber trusses and was covered using concrete pantiles. All of the external windows are upvc with composite front and back doors to all of the dwellings. The internal finishes for the dwellings included fully fitted kitchens and bathrooms, all internal doors and ironmongery, full decoration and tiling and vinyl floor coverings to the kitchen and bathrooms.

Exterior

The external works for the housing site included a mixture of permeable and impermeable block paving, new tarmac footpaths and patio and grass areas to the gardens. All drainage from the site goes into an existing Anglian Water sewer which was diverted around one of the plots as part of our works.
