Design and construction of 12 affordable dwellings for Circle 33 Housing Trust Ltd. We took on this project at the point where it had been granted planning permission. The project involved the completion of all design work to produce working drawings for construction, to satisfy building regulations and to achieve approval from Anglian Water for the adoptable drainage and from Cambridgeshire County Council for the adoptable roads and footpaths.

Construction:
The construction of this project included driven precast concrete piles, cast in-situ reinforced concrete ground beams, a masonry structure with precast concrete suspended ground floors and engineered timber first floors, timber trussed rafter roof structures with tile covering, and UPVC windows.

Exterior:

The project also included permeable block-paved driveways, turfed gardens with patios, fences and sheds, all foul and surface water drainage and provision of incoming services. The development is served by a vacuum sewer which was extended approximately 70 metres along the existing road to be brought into the new site. In the absence of gas mains nearby, heat source was provided by air source heat pumps.

Completion:

The dwellings were fully finished ready for occupation including kitchen and bathroom fittings, internal doors, ironmongery, 2nd fix joinery, full decoration, and vinyl floors to wet areas, for later selection of floor coverings by residents. The project was completed in Spring 2018.
